Direct bookings guide for holiday lets
The big sites bring you guests. The trick is turning some of them into guests who book you direct next time.

Every booking through Airbnb or Booking.com costs you money. The commission comes off the top, and on a busy portfolio it adds up to a real number by the end of the year. A direct booking, through your own website, keeps that money with you and the owner. This guide is about getting more of them without walking away from the sites that fill your calendar.
Why direct bookings matter
Start with the maths, because it is the whole argument. A channel that takes fifteen percent is taking fifteen percent of every booking, forever. Move a tenth of your nights to direct and you have given yourself a pay rise that costs the guest nothing.
It is not only the commission. When a guest books direct you hold the relationship. You have their email, you can message them without a platform in the middle, and you can invite them back next year. On the OTA, the guest belongs to the OTA. Direct bookings are the ones you own.
So the goal is not to leave the channels. It is to let the channels do what they are good at, which is finding new guests, and then to keep the ones you have already paid to find.
Most agencies will never get every booking direct, and should not try. A healthy mix is channels for reach and direct for margin. Shifting the balance a little is worth a lot.
Build a site guests trust
A guest will happily hand money to Airbnb because they trust Airbnb. They will not hand money to a website that looks like it was built in an afternoon. If you want direct bookings, your own site has to feel as safe as the big ones.
That means a few plain things done well. Real photos, not stock. A clear price with no surprises at the end. A proper padlock and secure payment. Reviews from real guests. A phone number and an address, so there is a human behind it. None of this is clever. All of it is the difference between a guest booking and a guest closing the tab.
Make it easy to book
The fastest way to lose a direct booking is to make the guest work for it. If they have to email to ask if a week is free, wait for a reply, then wait for a payment link, most of them will give up and book the same cottage on Airbnb instead, where it takes two minutes.
- Show live availability. The guest should see the exact dates that are free, taken from the same calendar as every channel, so the week they pick is really open.
- One price, start to finish. Show the full cost including any cleaning or fees before they reach the payment page. Hidden extras at checkout kill trust.
- Take payment there and then. Card payment on the site, instant confirmation by email. No phone calls, no waiting.
- Work on a phone. Most people will look at your site on a phone. If booking is awkward on a small screen, you are losing most of your traffic.
The bar is simple. Booking direct should be at least as easy as booking on Airbnb. If it is, price and a little loyalty will do the rest.
Price so direct makes sense
Here is a lever people forget. Because a direct booking saves you the channel's cut, you can afford to make direct the better deal and still come out ahead. A modest discount for booking direct, or a small extra like a late checkout, nudges guests off the channel on their second stay without hurting your margin.
The other half is making sure your rates are right in the first place. If your direct prices are stale while the channels move, you either leave money on the table or price yourself out. Dynamic pricing keeps your rates in line with demand across every channel and your own site. Our Price Pilot does this automatically, so the direct price is always a sensible one.
Repeat guests and email
A returning guest can be a valuable source of direct bookings. They know the cottage, they trust you, and they do not need a channel to find you again. Keeping a list of past guests and emailing them well is the single highest-return thing most agencies are not doing.
Keep it light and useful. A note when the season opens, a quiet week you would like to fill, a new property in an area they liked. Not spam, just a reason to come back and a link that books in two minutes. A guest who first came through Airbnb and comes back direct is the whole game in one booking.
How direct sits alongside the OTAs
None of this works if your own site and your channels fight over the same calendar. The direct site has to read from the same availability as Airbnb, Booking.com and the rest, so a direct booking closes the dates everywhere and you never oversell.
Done right, the channels become your shop window and your own site becomes the place guests come back to. The OTA finds the guest once. You keep them.
Where Booking Brain fits
Our direct booking site gives each agency a proper website with live availability, full-price quotes and card payment, reading from the same calendar as your channels. Pair it with Price Pilot for rates that keep pace with demand, and you have the setup described above without building it yourself.
