What is included in the platform?
Your booking website and booking engine, calendar, payments and deposits, guest messaging, owner statements and payouts, housekeeping, reporting, unlimited users and channel connections to Airbnb, Booking.com and Vrbo. Everything is included for £7 per property per month.
Does Booking Brain take a share of each booking?
No booking commission, no set-up fee, no contract. Cancel any month. Usual Airbnb, Booking.com and card-processing charges still apply.
Do I need channel connections?
Use them if you want to connect to Airbnb, Booking.com or Vrbo through our channel partner. They are included in the £7 per property per month, however many channels a property is on. Direct-only properties cost the same.
What happens when I take on more properties?
Every property costs £7 a month, whether you have 1 or 500. 20 properties, all connected: £140 a month (20 × £7). Add-ons are on top; prices exclude VAT.
Which add-ons can I switch on?
Monty AI guest assistant (website chat, WhatsApp, phone), Price Pilot automatic pricing and Pre-check-in guest app are each £10 a month per agency. Switch on when you need them; they are charged once per agency, not per property.
